Taylors of Lincolnshire provides a property management service to owners (and superior landlords) wishing to let out their property.
The standard fee for the management is taken as a percentage of the gross rents due for the period of the tenancy and a set-up fee will be levied at the outset for arranging all new or renewal tenancies.

The Standard Management Service Includes:

Advising as to the likely rental income.

Advertising and general marketing the Property.
Interviewing prospective tenants and taking up full references this can include credit reference, employer and previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor.
Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the Agreement where necessary at the end of the Term (subject to administration fees).
Liaising with a Landlord's mortgagees where necessary with regard to references and Tenancy Agreement.
Taking a deposit from the tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme (The DPS) until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the tenancy and the tenancy deposit provider.
Collecting the rent monthly and paying over to the Landlord monthly (normally sent within 5 - 10 working/14 calendar days of collection). For example: rent due/received 1st of the calendar month, would be paid by 15th of the calendar month less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed statement will be forwarded to the Landlord by email.
Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy.

Regular inspections of the Property are carried out on a quarterly basis. Responsibility for and management of empty property is not included, and will only be carried out by special arrangement agreed in writing between the landlord and the Agent (subject to fees).

Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received. NO commissions are added to standard landlord invoices.
Making payments on behalf of the Landlord from rents received for costs in managing the property.
Carrying out a full property inspection and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear prior to releasing the tenant's deposit.
Forwarding Landlord's mail.

Additional items and other expenses will be charged according to the scale of fees defined below.

Although the aim is to take every care in managing the Property, the Agent cannot accept responsibility for non-payment of rent, damage or other default by tenants, or any associated legal costs incurred in their collection where the Agent has acted correctly in terms of this agreement.

Energy Performance Certificate Price by quote dependent on property
An average cost is £60.00 (No commissions are added to any contractor invoices)
An EPC shows the official energy rating of a property. From 2008 Landlords have to provide their tenant with a certificate and this remains valid for a 10 year period. All properties require a minimum efficiency rating of E.

Gas Certificate (GSC) Price by quote dependent on property and number of appliances.
An average cost is £60.00 (No commissions are added to any contractor invoices)
To comply with ‘The Gas Safety (Installation & Use) Regulations 1994’ any property that is let and contains gas appliances as part of the tenancy, must have all such appliances checked annually. In line with HSE guidelines and recommendations we strongly advise an annual service is undertaken at the same time.

Electrical Installation Condition Report (EICR) Price by quote dependent on property
These new Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.This means that all landlords now have to do what good landlords already do: make sure the electrical installations in their rented properties are safe.The Regulations came into force on 1 June 2020 and form part of the Department’s wider work to improve safety in all residential premises and particularly in the private rented sector.

Smoke and Carbon Monoxide Alarms Price by quote dependent on required amount
The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 have been approved by parliament and came come into force 1 October 2015. Private sector landlords are required from 1 October 2015 to have at least one smoke alarm installed on every storey of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. a coal fire, wood burning stove). After that, the landlord must make sure the alarms are in working order at the start of each new tenancy.
